Chalk it up to experience. Get 2 good surveys, see what they say and if he was talking shite then bomb the feedback on his website.

Sounds like you've inherited a mess but should avoid disaster.

Take the time to appoint a good engineer and builder and you will be in the clear.

Sounds as if the plasterboard was a cheap fix in the past; i've got one wall like that covering bomb damage.

You should be alright to strip the PB, make good the brickwork and plaster over, usually a hit or miss grate does for chimney ventilation half a metre above the floor.

Fix the top first if there might be bird access unless you like listening to a bird starving to death!

I had a bird stuck in the upstairs bedroom vent - managed to take the vent off and it flew out of the window!
