That’s raises another aspect that occurs to me - how would ‘caretaker’ know that the roofer his neighbour uses is a decent one, (unless of course he has a hand in the selection), would the neighbour be prepared to take responsibility for any damage caused to caretaker’s side of the property...

I would have thought a decent neighbour would swallow the whole cost as the job is probably going to cause you some inconvenience but of course that takes no account of personal financial situations and current relationships.

I have no statistics on this but from casual reading (these days) he seems to polarise people into those who think his shows are the most disappointing they have ever seen and those who think he goes from strength to strength as the years unfold.
