I like the idea

Not keen on TV above the fireplace from both looks and height. Four rads only needed if keeping the cast iron ones, which was the intent. Am leaning towards speakers in the alcoves with the TV elsewhere or not at all, so remove two radiators and add a more efficient one on another wall.

To allay everyones concerns with the floor, it had to come up downstairs as no crawl space and need to run pipework and cable. The floor is tongue and goove oak parquet and yes it's quite nice, most of it is re-usable. Photo of it still in place upstairs.

Floorboards, the pattern in the bitumen is from the parquet flooring that's already been pulled up.
